The Warehouse

The Warehouse is a mixed-use facility involving the conversion of an existing office building and attained warehouse into retail, restaurant, and living space located on the south side of downtown near the up-and-coming French Fort district, the project is the first in a large area of vacated industrial buildings to experience life anew serving a different function than originally intended. The existing two-story office building is converted into commercial retail and restaurant space on the ground floor and residential space on the second floor. The attached existing warehouse is converted into one and two bedroom and studio apartment spaces.

The existing concrete office building with brick infill was modified in order to allow for greater transparency, daylighting, and openness between interior and exterior. The existing infill was removed, and new glass placed on the building. Due to solar harsh exposure on the east and west, a semi-detached steel structure was designed to support a perforated, folded metal screen to shade the east and west glazing from direct sun. The existing project site was reconfigured to create green spaces separating the building from the parking. The site accommodates both public and private space with security gates and fencing separating commercial space on the ground floor from the apartment buildings in the back of the site. The commercial spaces face the street with opportunities for outdoor dining. The residential space has gated parking for the residents and individual outdoor spaces for each unit.
